Next Hospitality LLC

The subsidiary of the Next Group that controls the common area of Next White

Website: https://nexthotels.ge

Next Hospitality LLC (identification number 445754942) is the company of the Next Group that runs the reception of the Next White complex, collects the common-area service fees and, since July 1, 2026, controls the elevators. It is the operator; the building was built and sold by Next White LLC. Its staff write from the domain nexthotels.ge, and the contact address given for Next White in the drafts I was coerced to sign (but did not sign), white@nexthotels.ge, is on that same domain.

Director and staff

Levan Otarishvili signs as its director. Saba Tsiskaradze, "Next White Hotel Manager", is its manager on site; Nino Kikava is its front-office manager. The reception staff who apply the chip system daily are its employees. A fourth address on its domain, t.tsiklauri@nexthotels.ge, is copied on all of the director's correspondence; I do not know who that is.

What it collects

The fee, US$1 per square meter a month, is paid to the bank account of Next Hospitality, although the service conditions name Next White as the contracting party. On January 28, 2026, its manager, Saba Tsiskaradze, sent me the two falsified drafts and demanded my signature as "compliance with the existing regulations". When I refused, he charged me anyway, retroactively from August 2025: $608, "a matter of regulatory compliance". In March 2026 I paid GEL 2,170 in good faith, for services rendered, with no contract and no account of the expenses; the company kept the payment and broke the corresponding undertaking to address my grievances. The rest of the debt it enforces by its own hand, via the elevators, as the next section and the analysis of arrogation describe.

The company was never appointed by the owners. The Law on Homeowners' Associations places the common property in the hands of the owners, who may hire a manager by a decision taken at a meeting. No meeting, charter or appointment has ever been mentioned to me.

What it controls

On September 30, 2025, its manager announced in the official owners' chat, in three languages, that a chip-access system would be installed in the elevators unless outstanding alleged debts were settled. The system was switched on July 1, 2026. Since then the elevators stop at residential floors only for holders of a chip that Next Hospitality issues at its reception, against settlement of the debt and signature of an act of handover one of whose clauses has the signatory confirm he has "no claims" against the company. On July 3 its manager stated the condition in writing: chips "any time you sign the Act of handover". The act was requested by Nino Kikava and prepared by the group's legal department; the company has confirmed that it waives nothing, and declined to remove the clause that says otherwise.

On August 17, 2026, its director wrote that the system is "implemented for security purposes", that chips "have been and continue to be provided to apartment owners free of charge", that no coercion took place, and that any dispute "shall be addressed in accordance with the procedure established by law before the relevant authorities". My request of the next day for chips without conditions has not been answered. On July 4 its reception staff made me plead, in writing and in broken Russian, to be let up with heat exhaustion; the director invited the particulars of that incident and has not replied to them. Other owners report a parent sent up the stairs with a child past midnight, chips refused over debts, parcels refused at reception, and the same system at another building of the group, Next Orange.

What it has signed with me

Nothing. The only contract I have signed with the group, merely transactional, is with Next White. Next Hospitality enforces against me Clause 5.2 of a falsified document that names another company as party and that I refused to sign, despite coercion.

In this dossier

Next Hospitality LLC is named, with Next White, in the criminal complaint I tried to file on July 6, 2026, in the complaint the Prosecutor's Office registered as 01/13-94415, and in my demand of August 11, 2026 for the removal of the system. The waiver in the act of handover is a waiver of claims against this company specifically. Its conduct is examined under Article 360 and Article 150 of the Criminal Code, and under the Law on Homeowners' Associations.
