Next Group

"Next Group" is the name under which the companies in this dossier present themselves: on their website, in their email domain nextgroup.ge, in the signatures of their lawyer and after-sales staff, and in the owner portal, myportal.nextgroup.ge, that their management agreement promises. I have not seen a registered entity by that name, and I do not know whether one exists. In this dossier "Next" and "the Next Group" mean the group as it acts: Next White LLC, which built and sold the Next White complex, Next Hospitality LLC, which operates it, and the people who speak for both from the group's own addresses.

The companies

Two companies have dealt with me. Next White LLC is the developer and seller; the only contract I have signed with the group, merely transactional, is with it, and both falsified drafts of January 2026 name it as "Seller/Managing Company". Next Hospitality LLC runs the reception, collects the fees into its own account and, since July 1, 2026, controls the elevators. The two share one contact address, white@nexthotels.ge, and one manager on site, Saba Tsiskaradze, who signs as "Next White Hotel Manager" from the operator's domain. The service conditions bind them together by design: the fee may be paid out of the owner's management income "only if the 'Seller' is a party to both mentioned agreements" (2.4).

Owners report a third building, Next Orange, where the same elevator chips were installed before ours, and where, in their words, residents "fought and achieved nothing". I have no dealings with it.

Who speaks for the group

The addresses on nextgroup.ge are shared by both companies and say nothing about which one a person works for. Gvantsa Lomadze, lawyer, writes from it on behalf of both; she gave info@nextgroup.ge as the group's "official email address", copied with g.magularia@nextgroup.ge, and undertook that my request would be reviewed "with the Chief Legal Officer". Lolita Samnidze, "After-Sales Manager at Next Company", writes from it, as does Sophia Dumbadze, "Specialist in Apartment Ownership Transfer". The legal department prepared the act of handover on which my elevator access is conditioned; the after-sales department answered my request for the gas documentation by referring me to a contractor. Whom I did not hear from: the Chief Legal Officer, presumably g.magularia, to whom my grievances of February 2026 were addressed on the lawyer's instruction and never answered.

The group's sales team, its engineer Shota and its specialist Sopho dealt with my wife and me before and during the renovation. I do not know which company employs them.

What the group sells

The group's advertising tells the buyer "You are the owner!". Its documents say the rest. Under the falsified drafts it coerced me to sign (which I refused), the group takes 40% of the rental income at a price it sets alone, holds the exclusive right to let the apartment, lets out the owners' common property for its own account, sets the building's rules and fees unilaterally, and may lock the owner out of the elevators over any debt it declares and cut his utilities over any violation it finds to be "rough". The owner cannot leave; whoever buys from him inherits everything. The clauses are examined on the parasitism page; the sentences that manufacture consent on paper, on its own.

The group's stated authority to compel signatures, "the existing regulations", is one it never named in nineteen months. The only thing it named is the tourist-enterprise status of the complex, a VAT arrangement that binds the developer, and under which every fee an owner pays counts toward the turnover the group must show the Revenue Service. Its own specialist told my wife the management contract could be signed "fictitiously" and suspended at once, and that the service contract was needed because "there has to be a basis" for the bill.

How the group deals

The group's conduct toward me is the same whichever company's name is on the paper. Three times it has held something of mine to coerce me to sign or pay: my meters and my renovation in February 2025, my peace of mind in January 2026, and my elevators since July 2026. When I gave, it kept: my payment of March 2026 was met with the betrayal of its undertaking; my passport details came back inside two falsified contracts. When I asked, it did not answer: the grievances of February 2026, the legal basis for the obligations it asserts, the gas documentation, the chips without conditions. Other owners report the same: claims unanswered, acceptance acts refused unless signed "without claims", a door shut on an owner who asked why decisions were not discussed with residents.

In this dossier

Both companies are named in the criminal complaint I tried to file on July 6, 2026, in the complaint the Prosecutor's Office registered as 01/13-94415, and in my demand of August 11, 2026. The group's conduct is examined as arrogation, as coercion, as hypocrisy and as parasitism. The group's director, lawyer, managers and staff have person pages of their own.

What I do not know

• Whether "Next Group" is a registered company, a trade name, or only a domain; and who controls the two LLCs.
• Which company employs the sales staff, the engineer and the ownership-registration specialist.
• Who the Chief Legal Officer is, and who holds the g.magularia and t.tsiklauri addresses.
• Which company holds the tourist-enterprise status and declares the fees as turnover.
